This Indenture made the second Day of September in the year of our Lord one thousand seven hundred and seventy Eight.  Between William Watson of the Township of Nottingham in the County of Burlington and State of New Jersey Blacksmith and Sarah his Wife of the one part, And Robert Quigley of the same Place Blacksmith of the other part, Witnefseth that the said William Watson and Sarah his Wife for and in Consideration of the Sum of five hundred pounds lawful Money of the State of New Jersey to them in hand paid by the said Robert Quigley at and before the Sealing and delivery of these presents, the Receipt whereof the said William Watson and Sarah his Wife do hereby own and acknowledge, and thereof and of every part and parcel thereof do acquit, release and discharge the said Robert Quigley his Heirs and Afsigns for ever, they the said William Watson and Sarah his Wife have and each of them Hath Granted, Bargained and Sold, Aliened, Enfeofed, released, conveyed and confirmed, and by these presents do and each of them doth grant, bargain and Sell, alien, enfeof, release convey and confirm unto the said Robert Quigley his Heirs and Afsigns for ever all that certain Mefsuage and Lot of Land situate in Kingsbury in the Township of Nottingham aforesaid, butted and bounded as followeth, viz: Beginning at the SouthEast Corner of Renfselaer Williams’s Lot, thence running along Broad street South thirty four degrees East, Sixty feet to the Corner of William Adams’s Lot, thence North fifty six degrees East along Adams’s Lot one hundred and eighty one feet and an half to a Corner, thence North thirty four degrees West sixty feet to the Rear Corner of Renfselaer Williams’s Lot, thence along the same South fifty six degrees West to the place of Beginning, Containing one Quarter of an Acre (be the same more or lefs) Together with all and singular the Houses, Edifices, Buildings, Rights, Liberties, Privileges, Hereditaments and Appurtenances whatsoever, to the above granted Mefsuage and Lot of Land belonging or in any Wise appertaining, and also all the Estate, Right, Title, Interest, use, pofsefsion, property, claim and demand whatsoever both in Law and Equity of them the said William Watson and Sarah his Wife, of, in, or to and out of the above granted Premifses, And the Reversions and Reversions, Remainder and Remainders, Rents, Ifsues and Profits thereof and of every part and parcel thereof, To have and to hold the above bargained Mefsuage and Lot of Land and Premifses with the Appurtenances unto the said Robert Quigley his Heirs and Afsigns to the sole and only property use, benefit, and behoof of the said Robert Quigley his Heirs and Afsigns for ever by these presents.  And the said William Watson for himself his Heirs, Executors, Administrators and Afsigns doth Covenant and Agree to and with the said Robert Quigley his Heirs and Afsigns, that the said William Watson is the true and proper owner of the said Mefsuage and Premifses and is seized thereof, and of every part and parcel thereof with the Appurtenances of a good, sure, perfect, absolute and indefeasible Estate of Inheritance in Fee Simple, without any Conditions, Trust Restriction, Power of Revocation Limitation to use or Uses or any other Matter or Thing whatsoever, so as to alter, change, charge, defeat or make void the same, And now in himself hath good Right full power, lawful and absolute authority to grant, bargain, sell, convey and confirm the same and every part and parcel thereof unto the said Robert Quigley his Heirs and Afsigns for ever according to the true Intent and Meaning of these presents.  And also that he the said William Watson and his Heirs and all Manner of persons whatsoever now having, or that shall and may at any time hereafter claim to have any lawful Estate, Title or Interest of in to or out of the above granted Premifses or any part thereof shall and will at all times hereafter at the reasonable Request, Costs and Charges in the Law of the said Robert Quigley his Heirs and Afsigns, sign, seal, execute and acknowledge or cause or procure to be signed, sealed, executed and acknowledged all such further lawful Conveyances and Afsurances in the law for the further better and more perfect afsuring, sure making, conveying and Confirming the hereby granted or meant, mentioned or intended to be granted Premifses with the Appurtenances unto the said Robert Quigley his Heirs and Afsigns for ever, as by the said Robert Quigley his Heirs or Afsigns, or his or their Council learned in the Law shall be reasonably devised advised or required  In Witnefs whereof the said Parties to these presents have hereunto interchangeably set their Hands and Seals the Day and year first above Written-

Memorandum that on the second day of September 1778 personally appeared before me William Cleayton Esq’r one of the Judges of Inferior Court of Common Pleas in & for the County of Hunterdon William Watson and Sarah his Wife the above Grantors who acknowledged that they signed, sealed and delivered the above Instrument as their voluntary Act and Deed for the Uses therein mentioned, and the said Sarah being examined Soperate and apart from her said Husband acknowledged that she executed the same freely & volentarily without any Threats or Compulsion of her said Husband. Given under my Hand the Day and Year above Written
