This Indenture made the Sixteenth Day of December in the Year of our Lord one thousand seven hundred and eighty five between George Beatty of Trenton in the County of Hunterdon and State of New Jersey of the one part and Stacy Potts and John Potts both of Trenton aforefaid of the other part Witnefseth that the said George Beatty for and in consideration of the sum of one hundred and sixty one Pounds five shillings current Gold and Silver money to him in hand paid before the Ensealing and Delivery hereof the receipt whereof he the said George Beatty doth hereby acknowledge and thereof and of every part thereof doth hereby acquit exenorate release and discharge the said Stacy Potts and John Potts their Heirs Executors and Administrators each and every of them forever by thefe Prefents Hath Granted Barganed and Sold and by thefe prefents doth fully freely clear and abfolutely grant bargain sell enfeof release convey and confirm unto them the said Stacy Potts and John Potts their heirs and Afsigns forever one certain Lott or piece of Land situate in Trenton aforefaid being part of the Plantation whereon the said George Beatty now dwells and was formerly the property of Daniel Coxe Esq’r Bounded as followeth viz’e:Begining at the Corner of Samuel Stockton’s Lott in the line of the old Tanyard Lott and runs from thence along said Stockton and Conrad Kott’s Land North seventy degrees West seven Chains and five Links to said Kotts’s corner then North twenty three degrees thirty minutes East thirteen Chains and ninety six Links to Ebenezer Cowell’s Land then South forty one degrees East two Chains and sixty six Links over a small run of Water in said Cowell’s Meadow then along the side of said run South four degrees thirty Minutes East five Chains and eighty four Links to Samuel Tucker’s Land then along his Line South twenty three degrees East two Chains to Stacy Potts’s Land then along his line and the old Tanyard Lott South twenty four degrees West five Chains and nineteen Links to Samuel Stockton’s Lott at the place of begining containing six Acres and one Quarter of an acre of Land be the same more or lefs Together with all and singular the Mines Minerals Ways Waters Water Courfes Woods Quarries Fencings Buildings Improvements Hereditraments and appurtenances thereunto belonging or in any wife appertaining and all the Estate Right Title Interest Ufe Pofsefsion Property Claim and Demand of him the said George Beatty and of Elizabeth Beatty his Wife or either of them their Heirs Executors or Administrators of in or unto the above described Lott of Land or any part thereof with the reverfion and remainder rents ifsues and Proffitts thereof To Have and to Hold the above e mentioned Tract or piece of Land with all and every of the appurtenances unto them the said Stacy Potts and John Potts their Heirs and afsigns as Tenants in common to them the said Stacy Potts and John Potts their Heirs and Afsigns forever and to the only proper ufe benefit and behoof of them and their refpective Heirs and Afsigns And the said George Beatty for himself and for his Heirs Executors and Adminiftrators doth covenant promife and agree to and with the said Stacy Potts and John Potts their Heirs and Afsigns by thefe Prefents that he the said George Beatty and Elizabeth his wife hath in themfelves good Right full Power Lawful and abfolute authority to grant convey and confirm the above defcribed Premifes with all and every of the Appurtenances with them the said Stacy Potts and John Potts their Heirs and Afsigns that he or they the said George Beatty and Elizabeth his wife hath not wittingly or willingly committed omitted suffered or done any act matter or thing whereby or by reafon whereof the above granted Premifes or any part thereof is are shall or may be charged burthened or incumbered in any manner howfoever but that they the said Stacy Potts and John Potts their heirs or Afsigns shall and may at all him hereafter peaceably and quietly have hold occupy pofsefs and enjoy the above defcribed Tract or piece of Land with all and every of the appurtenances without any suit denyal Moleftation or difturbance whatsoever either of him the said George Beatty or Elizabeth his wife or either of them their Heirs Executors or Adminiftrators or any other perfon or perfons claiming or pretending to caim any Estate Right Title Dower Mortgage charge or Incumberance whatsoever he the said George Beatty his Heirs and Executors and Adminiftrators shall and will Warrant and forever defend by thefe prefents In Witnefs whereof they the said George Beatty and Elizabeth Beatty his wife hath to thefe prefents set their Hands and Seals the Day and Year above written- 1785.

Perfonally appeared this 2’d Day of February 1786 before me Ifaac Smith one of the Juftices of the supreme Court of said State, George Beaty and Elizabeth his Wife (who was seperately examined according to Law) and did severally acknowledge that they signed sealed and delivered the above Indenture for the Ufes & Purpofes therein mentioned.
